Nanuet is a hamlet in the Town of Clarkstown. The 2020 census counted 6,658 households, against 5,975 in 2000. Growth that slow means most homes here were already standing a generation ago, and their chimneys have been through decades of winters.
Chimneys of that age tend to share the same wear. The mortar joints are near the end of their first life. The crown is often a thin layer of mortar instead of a cast concrete slab. The flue is lined with clay tiles whose joints have started to open.
None of that is unusual, and most of it is repairable if it is caught before water gets deep into the brick.

When an old chimney serves a new appliance
Many older homes have had the furnace or boiler replaced with a more efficient unit while the chimney stayed as it was. A modern appliance sends cooler exhaust up the flue. In a flue sized for the old equipment, that exhaust condenses before it gets out.
The moisture is acidic. It eats the mortar between the flue tiles and soaks into the brick, and it often appears as staining on the outside of the chimney or dampness on a wall indoors. The repair is a liner sized to the new appliance, not more sealant on the outside.
