The Town of Ramapo covers about 62 square miles of western Rockland County and took its present name in 1828. With close to 149,000 residents at the 2020 census, it is the most populous town in New York outside Long Island.
A town that size has no single type of house. There are older village centers with brick chimneys that have stood for a century, mid-century subdivisions with one masonry chimney serving both a fireplace and a boiler, and new construction with factory-built metal chimneys in framed chases.

Exposure changes from one end of town to the other
The western side of Ramapo rises toward the Ramapo Mountains and Harriman State Park. A chimney on higher, more open ground takes more wind-driven rain on its faces than one on a sheltered street. Driven rain is what finds worn mortar joints and gaps in flashing.
That is why two chimneys of the same age can be in very different condition. The one facing the weather usually shows it on a single side first, and that side is the place to look when a leak appears only in certain storms.
